Homeownership has been a major part of the American dream, and indeed a worldwide dream, for hundreds of years. This dream has been elusive for most low- and middle-income families. Until now! aREITaction.com combines the time proven method of equity lending with the ease, economy's, speed and acceptability of blockchain economics (systems), crypto, and DeFi financing (lending and borrowing). Our proprietary process and logically behaved algorithms (smart contracts) are constantly evolving to arrive at complete automation of the home buying/financing/renting/optioning process. We are working toward the day, within 1 year of launching our basic Token(coin) and smart contracts, when the entire homebuying process will be completed in 72 hours from home selection on Zillow or our national list of Bank foreclosures, to ready to move in... and with no real estate commission, no bank charges or loans, no closing costs, no escrow cost, no title costs, etc. This will assure that we are always buying homes at about 20% below market, assuring we are not disadvantaged by status of our renters. The renters that exercise their option to buy after, say 2 years, are likely to participate in the profits of this aggressive, equity style of buying, making their rent to own experience a profitable experience. Black Swan events like the subprime crash, hyperinflation and covid will be to some degree mitigated by the above-mentioned economies and efficiencies. Banks average 7% delinquency rate and 3.6% foreclosure rate, after buyer with average credit makes 20% down payment. Further, banks lose about 1 years mortgage payment during foreclosure procedures. Our renter/buyer must vacate after he misses 1 rent/option payment. We will give our renter /buyer a fractional option(defi) token to represent their progress tward their option to purchase. We are in preliminary talks with Chainlink to, using defi principals, guarantee home renters from aREITaction.com, the ability to see their fractional ownership (utilizing DeFi) to increase every month, while aREITaction and the holder of our utility coin/token slowly deplete our interest in the renters particular home. After the renter/buyer moves in by pay the first month, last month and one months security deposit he begins the above option process. This is about $1.000 monthly rent per $100,000 of home value. plus property tax's.
